Support the Cattlemarket Scheme

Please would you be so kind as to support our planning application for redevelopment of Royston Cattlemarket to provide a Convenience Store with 4 flats above in Royston Town Centre.  You can do this by signing the petition within to include your home address.  Please like the page and feel free to add any comments.  Our application was turned down on 13 September by the district planning committee by 5 votes to 4.  This was in spite of planning officer recommendation for the scheme to be approved.  The reason for refusal was that the proposed building was deemed to be stark and bland and that the development would not improve the character of Royston conservation area.
 
- The application was informed by extensive dialogue with the local planning authority and other stakeholders over an extensive period of time.
 
- All reasonable suggestions made by the local planning authority on issues such as materials, fenestration and design have been taken on abroad and implemented resulting in a recommendation for approval by the case officer.
 
- The site is identified in the Royston Town Strategy as a development opportunity.
 
- Policy identifies a need for additional retail floorspace in Royston Town Centre and encourages bringing residential use back into town centres.  A town centre and retail study commissioned by North Herts District Council identified Royston as having a severe lack of convenience store provision within the town centre.  Royston has a lower provision pro rata than any other North Herts town.
 
- We consider that the proposed development will enhance the character and appearance of the conservation area, especially being as the site is currently a run down private car park.
 
- The development will have no adverse effect on heritage assets within the locality of the site.
 
- Proposed parking meets the recently adopted revised standards in full.
 
- The highways authority conclude that the proposals raise no safety issues and will not significantly increase traffic generation in the area.
 
- The development will improve the choice of retail floorspace available to the community and bring back footfall and trade to Royston town centre and the high street.
 
- The development is highly sustainable and will also provide a range of entirely new jobs for the local community.
